RBP Benefits Overview

The Resident Benefits Package (RBP) includes: air filter delivery every 5 months, Utility Concierge service that sets up utilities for you, and credit reporting of rent payments to Experian to help build your credit history.

Air Filter Delivery

Delivered roughly every 5 months (usually a 4-pack of the correct size). Helps with maintenance and air quality.

Utility Concierge Service

Our Utility Concierge service is included with the RBP. Our third-party partner will set up all your utilities on your behalf, eliminating the hassle of calling multiple utility companies. This service handles electricity, gas, water, sewer, trash, internet, and cable setup.

Credit Reporting

Rent payments reported to Experian. Builds credit history, helping residents work toward homeownership.

Deposit Options

Security Deposit

Definition

An amount paid by the resident and held in escrow by the landlord to cover any damages or unpaid rent.

Refund Process

At the end of the lease, the home is inspected. Any damages are deducted from the deposit. The remainder is returned to the resident.

Deposit Insurance

Overview

A popular alternative to a security deposit. Instead of a large upfront deposit, residents pay a smaller non-refundable monthly fee. The insurance provider (e.g., Obligo) covers potential damages or unpaid rent up to an agreed-upon amount.

Reimbursement Policy

If Obligo pays a claim on a resident's behalf, Obligo may seek reimbursement from the resident.

Cost Information

Rates are set by Obligo, not by Blue Atlas Realty. Residents can obtain a quote directly from Obligo.

Use your own insurance policy, or subscribe to our master policy through Second Nature for $10.95/month.

Monitoring Policy

If using a third-party policy, our partner will automatically alert us if the policy becomes inactive.

Credit & Income Requirements

Credit Score Guideline

600+ is preferred. However, each case is evaluated individually and lower scores might be accepted if other requirements are strongly met.

Income Requirement

The total household income (combined for all adults on the lease) must exceed 3x the monthly rent.

Additional Requirements

No Evictions in the previous 10 years.
No Housing-Related Collections on record.
No Felonies in the previous 10 years.
If any listing has a "Special Requirements" column that conflicts with this general policy, use the listing's special requirement instead.

Maintenance & Resident Responsibilities

General Maintenance Policy

Residents are not charged for normal maintenance issues.

Resident Damage Policy

If a resident causes damage (e.g., flushing items that clog the toilet, washing grease down the sink, breaking a window), they may be charged for the repair.

Examples of Chargeable Maintenance

Toilet Backups caused by wipes or foreign objects.
Sink Backups caused by grease buildup.
Broken Windows or similar damage caused by resident negligence.

Pets & Pet Policies

Breed Restrictions

We may restrict aggressive dog breeds on a case-by-case basis. Residents must speak with a leasing manager for final approval.

Pet Rent vs. Pet Deposit

We typically offer pet rent instead of a large pet deposit. Pet Rent is a small monthly fee per pet, easier than a large upfront deposit. Exact amounts and rules are listed for each property in the Listing Knowledge Base.

Showings & Occupancy

Self-Showing Process

We partner with Tenant Turner for self-showings. No agent will meet the resident on-site. Tenant Turner provides a unique code for the electronic lockbox that only works for the scheduled timeslot.

Temporary Showing Hold

If a property is placed on a Temporary Showing Hold, it's usually due to maintenance or additional work needed. The property will often become available again in a few days. The "Temporary Showing Hold Reason" is noted in the listing.

Guest Policy

Guests may stay up to 14 days. After 14 days, the guest is considered a resident and must be added to the lease with owner/manager approval.

Appliances Policy

If the home's listing does not mention a refrigerator (or states "No Fridge"), the resident must provide their own.

Utilities & Policies

Utility Cost Information

We do not maintain average billing data. Residents are responsible for setting up utilities unless noted otherwise in the listing or handled by Utility Concierge through the RBP.

Area Safety Policy

Per Texas Real Estate Commission (TREC) rules, we cannot comment on whether an area is "good," "bad," "safe," or "dangerous." We encourage prospective residents to check resources like https://www.areavibes.com/ for neighborhood information.

Lease Length Policy

Our standard lease length is 'about 12 months' rather than exactly 12 months. This is intentional - we strategically stagger lease end dates to prevent all move-outs from happening at once. By spreading out move-out dates throughout the year, our team can efficiently handle move-out inspections and the property turn process. The exact lease end date is determined when we draw up the lease, at which point we check our database of future lease end dates and select one approximately 12 months in the future that works optimally for our scheduling.

The specific lease end date will not be known until we prepare the actual lease documents. At that time, we review our database of existing lease end dates and strategically select a date about 12 months in the future that helps us maintain staggered move-outs.

Admin Fee Explanation

The admin fee amount can vary by home. Always reference the specific property’s Enhanced Listing details (PROPERTY SNAPSHOT) for the admin fee and other move-in costs.

Fee Clarification Guidelines

When residents ask about fees, clarify which fee they mean (application fee, admin fee, RBP, renters insurance, security deposit). These amounts can vary by home, so always reference the property’s Enhanced Listing details (PROPERTY SNAPSHOT). Late fee can be treated as a global policy.

Tour Alarm Policy

Most properties either don't have active alarm systems during tours, or if they do, our team disarms them for scheduled visits. Any special entry instructions would be included with lockbox information. If leads encounter unexpected sounds or issues during tours, they should contact our team immediately.

Third-Party Insurance Policy

All third-party insurance must remain active. If it lapses, our partner will notify us, and the resident may be automatically enrolled in our master insurance.

Escalation Guidelines

Any inquiries beyond these details should be escalated to a manager if the bot cannot find an answer.
